How we work

In General

SIM Solutions S.A.R.L. is a Dutch owned marketing company based in France. We market rental properties in and around the Dordogne. Most of our homeowners are busy businesspeople, wanting to let their holiday home, but who do not have the time to do so. We take care of the marketing and rental process for them, however we are not a travel agent or property agent. Therefore, you will conclude the rental agreement directly with the owner of the property.

Rental agreement

The rental agreement is concluded directly between you and the owner and your payments must be made directly to the owner’s bank account.
The booking process runs via our website. You will receive all rental terms, booking forms and confirmations from us. For more information go to: Terms and conditions (rental terms). These rental terms may differ per holiday property.

Booking process

You can enquire about properties by phone or email.
If the house is available, we will create a booking form for you and you will receive an e-mail asking you to finalise your booking.
Once you have entered your details in the booking form and agreed to the Terms and Conditions, your booking is final.
You will receive a booking confirmation from us and must make a (down)payment within 8 days.
Once your (down)payment is received by the homeowner, we will send you a confirmation.
9 weeks before the start of the rental period you will receive a reminder email to pay the remaining rental amount plus security deposit and possible other fees (all clearly stated during the booking process).
After this last payment has been received, we will send you a confirmation together with the itinerary and key instructions.

Rental fee, security deposit and payments

The rental fee stated, is the fee per week including, water, electricity, final cleaning, towels, bed linen etc., unless stated otherwise.
Payments will be made exclusively between you and owner.
The security deposit will be returned to you within 2 weeks of departure from the rental property, after deduction of any damages/breakages.

Rental customer is bound by the following terms of payment (unless stated otherwise)

30% of the rental fees payable within 8 days after you have received the booking form.
The remainder of the rental fee and the security deposit must be paid no later than 8 weeks before the start of the rental period.
If you make the reservation within 8 weeks before the start of the rental period, the full rental amount including security deposit and possible other fees is due.

Cancellation policy

The statutory right of revocation (reflection period of 14 days) is excluded for Rental Agreements as these concern the renting of accommodation with a specific date or period.

Rental period

The minimum rental period is 1 week. Please note that some holiday homes have different changeover days.

Pictures and property descriptions on our website

We visit all the properties and describe them personally. Most of the pictures have been taken by us as well. With those we try to accurately describe the rental properties to prevent misunderstandings. We ask the owners to approve of our descriptions so they agree that the description is accurate. Despite the effort we make to give you the most accurate impression of the property, sometimes changes to the garden, house, pool or amenities are made that have not yet been reflected on the website. SIM Solutions S.A.R.L. cannot be held accountable for these situations.
